Overview

R1 Construction was awarded a project to expand All Saints School, Sapcote from 1FE to 2FE, funded by Leicestershire County Council. Despite challenging ground conditions and the theft of roof trusses, R1 collaborated with SIPCO and efficiently managed the supply chain to stay on schedule.
The project was completed and handed over by the critical deadline of September 9th.

R1 Construction successfully completed the construction of a new classroom building at All Saints School in Sapcote, funded by Leicestershire County Council. This development marked the final phase of the school’s expansion from 1FE (Form Entry) to 2FE.

The project was managed by YMD Boon Ltd under a JCT Design & Build 2016 Contract. R1 Construction carried out all pre-construction surveys, including a Ground Investigation Report (GIR) and utility mapping. These surveys revealed that the proposed construction site, formerly woodland, had challenging ground conditions and a Western Power mains cable running through it.

To address these challenges, we worked closely with SIPCO, our preferred Structural Insulated Panel System (SIPS) supplier, to finalise the building’s superstructure design.​

This allowed us to accurately determine the load requirements, which were then provided to our structural engineer to design a suitable raft foundation. Our in-house team specialises in SIPS construction and includes qualified carpenters who have received certification from the SIPS manufacturer. This expertise ensured a smooth and efficient delivery of the SIPS project, with our design team collaborating closely with the SIPS design team to detail every aspect of the build.

The building was originally planned to be modular but due to rising steel costs and steel shortage at the time we redesigned the project to cater for a timber frame approach which meant from initial signoff, we had the structure onsite within a 3-week timescale.

 

The build was completed and handed over in time for the school’s new academic year and has been a huge hit with staff, pupils and parents.
