R1 Construction were successfully awarded the contract to design and build a new double classroom building at Lancot Challenger Academy in Dunstable following a competitive tender process.
The proposed new building was required to match an existing double classroom previously delivered at the school, maintaining the same roof pitch and external aesthetics.
The external cladding was changed to a non-combustible vertical composite board system which enabled the external aesthetics of the existing building to be closely matched, with the added advantage of being UV resistant and maintenance free.
To keep programme length to an absolute minimum, R1 Construction promoted the idea of using a SIPS (Structurally Insulated Panel System) for the building super-structure. The SIPS panels are manufactured offsite in a controlled factory environment at the same time the groundworks are being undertaken. Once delivered, the SIPS panels are quickly erected and wrapped in a breathable membrane making the building watertight.
This approach enables both internal and external trades to work in parallel, significantly reducing on-site construction programme and preliminary costs enabling a fast and cost-effective delivery without any compromise on internal or external quality and finishes.
R1 Construction were appointed to deliver the scheme by RAM Building Consultancy who managed the contract as a JCT Design & Build for the duration of the works.
Site set up took place on Monday 3rd August 2020, and practical completion reached on Friday 9th October 2020 meaning the entire project was delivered on site in just 10 Weeks, maintaining programme throughout and delivering on the agreed handover date prior to commencement of works, with no extension of time.
The overall project provides the school with an additional two general teaching classrooms, along with additional WC and Accessible WC.
In addition to the building itself, a new canopy was installed to link the existing main school building, and the two external classrooms together along with permeable tarmac. A new foul water pumping station, and storm-water soakaway were also installed as part of the works.
