Off-site Construction

Modular construction is widely recognised as the fastest method of construction. With modular builds, up to 95% of the structure can be fabricated off-site in a controlled factory environment. This approach significantly condenses on-site construction programmes and minimises potential disruptions at the build site.

While off-site fabrication is underway, preparatory on-site works, such as service connections and foundations, are carried out. Once these are completed, the modular sections, or ‘modules,’ are transported to the site on lorries. A crane is then used to lift each module into position on the prepared foundations, where they are bolted together and sealed. Following this, a short period of finishing works is completed before the building is handed over to the client for occupancy.

Thanks to its off-site pre-fabrication, modular construction offers a dramatically reduced on-site programme compared to traditional building methods. This makes it an ideal solution for projects such as schools, where construction must often be completed within the limited window of school holidays.

Historically, modular buildings were associated with temporary structures; however, this is no longer the case. Modern modular buildings now offer the same design life as traditional builds. They can incorporate features such as a conventional concrete ground floor and level access. When finished with an attractive external façade, such as brick, render, or even a pitched roof, it becomes almost indistinguishable from a traditionally constructed building.
